Nouvelle Résidence de logements sociaux à Hagen

Dans le cadre de sa politique sociale, la commune de Steinfort investit depuis des années dans son parc de logements sociaux. Ainsi la première pierre de la future résidence située au cœur de Hagen a été posée en avril 2023 en présence de Henri Kox, ministre du Logement, du collège échevinal de la commune de Steinfort et de tous les acteurs concernés. L'objectif de ce nouveau projet est de créer des logements adaptés et abordables en termes de taille, d'équipement et de loyer.

Cette nouvelle construction est une résidence composée de 6 unités d'habitation, chacune comprenant deux chambres à coucher et d’une surface habitable de 76 à 88 m2. Une fois la construction terminée, tous les appartements seront loués intégralement selon des critères sociaux. A cet égard, le projet, qui a été approuvé par le conseil communal en 2020 pour un budget de +/-3,4 millions d'euros, est cofinancé à 75% par le ministère du Logement.

Afin de respecter le caractère rural de Hagen et de conserver au mieux le patrimoine villageois, une architecture classique a été prise en compte pour la conception de la résidence. Ainsi, le bureau d'architectes g+p muller architectes a repris les volumes, les hauteurs et les formes des bâtiments voisins existants dans le nouveau bâtiment, dont la façade principale donne sur la place du village. Une construction mixte a été retenue, le sous-sol étant construit en béton et les étages en ossature bois durable. Côté technique, on a misé sur la technique moderne des pompes à chaleur et le photovoltaïque.

Il faudra cependant encore attendre un peu avant que les premiers locataires puissent emménager. Le gros œuvre devrait être achevé d'ici fin octobre 2023, la fin des travaux étant prévue pour début 2025.

Im Rahmen ihrer Sozialpolitik investiert die Gemeinde Steinfort seit Jahren in ihren Bestand an Sozialwohnungen. So wurde bei einer kleinen Feier im April 2023, in Anwesenheit von Henri Kox, Minister für Wohnungsbau, dem Schöffenrat der Gemeinde, sowie sämtlichen Beteiligten, die Grundsteinlegung einer zusätzlichen Residenz für sozialen Wohnungsbau im Herzen von Hagen durchgeführt. Ziel dieses neuen Projektes ist es angepasste und erschwingliche Wohnungen in Bezug auf Größe, Ausstattung und Miete zu schaffen.

Bei diesem Neubau handelt es sich um eine Residenz mit 6 Wohneinheiten wovon jede Einheit 2 Schlafzimmer beinhaltet und die jeweilige Wohnfläche zwischen 76 und 88 m2 beträgt. Nach der Fertigstellung werden sämtliche Wohnungen integral nach sozialen Kriterien vermietet. Diesbezüglich wird das Projekt, das 2020 vom Gemeinderat mit einem Budget von +/-3,4 Millionen Euro verabschiedet wurde, zu 75% vom Ministerium für Wohnungsbau mitfinanziert.

Um dem ländlichen Charakter des Orts Hagen gerecht zu werden und das dörfliche Erbe bestmöglich zu erhalten, wurde eine klassische Architektur für die Gestaltung der Residenz berücksichtigt. Somit hat das Architektenbüro g+p muller architectes Volumen, Höhen und Formen der bestehenden Nachbargebäude in das neue Gebäude mitübernommen, dessen Hauptfassade zum Dorfplatz hinzeigt. Zurückbehalten wurde eine Mischbauweise, in welcher das Untergeschoss aus Beton und die Geschosse in nachhaltiger Holzständerbauweise, erbaut werden. Auf technischer Seite wird auf moderne Wärmepumpentechnik und Photovoltaik gesetzt.

Bis die ersten Untermieter: innen einziehen können wird es jedoch noch etwas dauern. Der Rohbau soll bis Ende Oktober 2023 abgeschlossen sein, die Fertigstellung ist für Anfang 2025 geplant.

As part of its social policy, the municipality of Steinfort has been investing in its stock of social housing for years. In order to do justice to the rural character of the village of Hagen and to preserve the village heritage as best as possible, classical architecture was considered for the design of the residence. Thus, the architectural firm g+p muller architectes incorporated the volume, heights and forms of the existing neighbouring buildings into the new building, whose main façade faces the village square. A mixed construction was retained, in which the basement is made of concrete and the storeys are built in a sustainable timber frame construction. On the technical side, modern heat pump technology and photovoltaics are used.

However, it will be some time before the first tenants can move in. The shell is to be completed by the end of October 2023, completion is planned for the beginning of 2025.
